Asphalt pavement is remarkably durable, and with regular maintenance, it can last for many decades. In fact, there are stretches of asphalt pavement on interstate highways that have lasted more than 50 years. However, asphalt pavement does not have an infinite life. A certain amount of deterioration is normal and unavoidable, but there are other factors that can contribute to accelerated deterioration.
• Sealcoating is one of the most economical and effective ways to prevent early deterioration. Sealants protect against UV rays, automotive fluids and oxidation, all of which can damage asphalt pavement. Sealcoating, however, must be reapplied periodically to be effective, and many customers neglect to have this done. Consult your asphalt contractor to establish the proper schedule for your particular property.
• If water is allowed to infiltrate beneath the pavement, it can lead to a destabilized foundation that lacks the ability to support traffic. Extensive cracking and numerous potholes can result. To prevent water infiltration, have cracks and potholes repaired as soon as you can, and never leave them open to the elements over the winter as the trapped water will expand when frozen and cause even more damage to both the foundation and the pavement.
• Asphalt pavements are engineered to withstand specific loads, so allowing heavier-weight vehicles or a substantially greater number of vehicles can damage your pavement. When planning a new installation, be generous when estimating both the volume and weight of traffic to which the pavement will be subjected. If you have existing pavement, make sure that it is not subjected to excessive use. For example, you might want to ban tractor-trailers if you have a parking lot that was designed to be used by your employees.
