A proactive approach to maintaining your asphalt pavement can help ensure that you will get the maximum life possible from your investment. An important part of your maintenance program should include sealcoating your pavement as often as is needed, based on traffic and other considerations. Sealcoating forms a barrier that helps protect your asphalt from damage.
The sun emits a type of radiation called UV rays. You probably know that UV rays can age your skin and fade the upholstery in your car (among other things), but you might not realize that it can also damage your asphalt pavement. It will fade the color, and it will also dry out the asphalt and make it brittle. Sealcoating blocks a high percentage of UV rays to protect both the color and composition of your pavement. In addition, if the pavement has already begun to fade, sealcoating can restore much of the color that has been lost.
Cars and trucks rely on a variety of fluids, including coolant, transmission fluid, oil and gasoline, which can leak onto your pavement. Automotive fluids cause asphalt to deteriorate at an accelerated rate. Sealcoating makes it difficult or impossible for these fluids to reach the asphalt. It also makes it easier for you to clean these types of stains, which lets you keep your pavement looking more attractive.
Winter can be a hazardous season for your pavement. First, there is the weather. Precipitation, whether it arrives as ice, rain or snow, can allow water to seep through cracks in the pavement and erode the foundation. If the water becomes trapped, it will expand when frozen, potentially causing potholes or additional cracks. There have been reports of asphalt that has been damaged from a single night of below-freezing temperatures. In areas that experience repeated freeze/thaw cycles during winter, the damages can be extensive. The second winter-related issue involves the use of chemical deicers. Many of these do not react well with asphalt. Sealcoating guards against both of these hazards by sealing out water and chemicals.
